Family BS | Owner Occupier Semi-Exclusive

Family Building Society logoOn Monday 24 March 2025, we’ll be making changes to our mortgage product range. This includes adjustments across our Owner Occupier and Buy to Let Fixed Rate products.

Additionally, we are introducing new Owner Occupier Interest-Only Fixed Rate products up to 80% LTV, and our House in Multiple Occupation (HMO) products will be launching on general sale to all intermediaries.

Full details of the new product range available from Monday 24th March:

Owner Occupier Repayment

  • 2 Year Fixed Rates reduced by 10bps
  • 5 Year Fixed Rates increased by 15bps

Owner Occupier Interest-Only

Semi-Exclusive Pricing

We will be making some minor adjustments to the semi-exclusive product rates and will be introducing a Product Fee free option for loans up to £500k, rather than products with a 20bps rate benefit.

We will be keeping the Free valuation for properties up to £500,000 and the £500 Cashback for Remos

  • 2yr Fixed IO Max 60% LTV – 5.59% – £175 app fee, NO PRODUCT FEE
  • 2yr Fixed IO Max 80% LTV – 5.74% – £175 app fee, NO PRODUCT FEE
  • 5yr Fixed IO Max 60% LTV – 5.44% – £175 app fee, NO PRODUCT FEE
  • 5yr Fixed IO Max 80% LTV – 5.59% – £175 app fee, NO PRODUCT FEE

For loans over £500k, our standard 0.3% Product fee will apply.

Buy to Let

  • 2 Year Fixed Rates reduced by 10bps
  • 5 Year Fixed Rates held
  • ExPAT semi-exclusive cashback of £500 withdrawn
  • HMO products removed as semi exclusive and made generally available to all intermediaries

No changes to our discount rates or their underlying reversion rates are being made at this time.

For the withdrawn products, we’ll still accept applications through our Mortgage Hub, or by paper, up to 5pm on Monday 24 March 2025. This means that any paper applications will need to be fully completed and sent to us ahead of this deadline in order to be received in time.
