Changes to New Build Criteria – Residential Mortgages

West one logoWe are making you aware of some changes to our lending policy for New Build properties.

Extra Plans – Maximum LTV Accepted For New Build Properties 

The following maximum LTV caps will apply for new build properties on our extra plan for any new applications received:

  • New build Houses – 92.5% LTV
  • New Build Flats – 85% LTV

There are no changes to our maximum LTV caps for New Build Properties on our Core products which remains at 90% LTV for New Build Houses and 75% LTV for New Build Flats.

LTV Calculations for New Build Properties with Gifted Builder Deposits

Our LTV calculations for New Build properties will be based on the lower of the open market value or purchase price. Where this includes a gifted builder deposits, we will deduct this from the purchase price for LTV purpose, for example:

  • Purchase Price – £100,000
  • OMV – £100,000
  • Gifted Builder Deposit – £5,000

LTV based on £95,000 i.e. Purchase Price Minus Builder Deposit 

Our product guide has been updated to reflect these changes.

Update Product Guides

These changes will apply to any new applications received. Existing pipeline cases remain unaffected where an application fee has been paid.
