Enhancements to BTL Affordability and New BTL Expat Product

Family Building Society logoAlongside the recent launch of our enhanced Family Mortgage, I am also pleased to announce a significant improvement to our Buy to Let affordability assessment resulting in additional borrowing of up to 35%.

We have also launched a brand new 2 Year Fixed Rate Expat Buy to Let product at 75% LTV at 4.69% for purchase and remortgage applications.

What we’ve changed

We’ve made changes designed to increase borrowing potential and make our 2 Year product options more competitive for landlord clients.

We’ve updated the way we assess affordability for:

  • Capital Raising applications
  • Pound for Pound Remortgage applications

For applications on products that are not fixed for five years or more, the stress rate used in our affordability calculations has been reduced.

For applications on products that are fixed for five years or more, there has been no change, and these will continue to be assessed at pay rate.

What this means

Based on a typical 2 Year pay rate, the changes we have made will typically result in a 15% improvement in affordability results for Capital Raising applications, and a 35% improvement on Pound for Pound Remortgage cases.

New Expat Buy to Let 2 Year Fixed Rate product

Now on-sale for purchase and remortgage applications, our new Expat 2 Year Fixed Rate (available on an Interest-Only basis) is designed to support stronger affordability outcomes for your expat landlord clients.

The product also offers £500 cashback for remortgage applications.
