Criteria and Calculator Changes
In addition to our pricing changes, we are also making some changes to our criteria and affordability calculators for both Owner Occupier and Buy to Let. Criteria amendments are live immediately, with calculator changes going live on Thursday 31 July 2025.

Owner Occupier Affordability 

  • We have updated our stress rate methodology. This is likely to produce a higher affordability result for most applications
  • All Interest-Only applications which have no associated cost to the repayment strategy (such as downsizing, sale of another property etc.) will be assessed against the Interest-Only payment regardless of the mortgage term requested

Buy to Let

  • We have reduced our minimum Interest Coverage Ratio requirement for all Limited Company BTL applications to 125%
  • HMO and MUFB applications will now be accepted up to a maximum of 75% LTV
  • HMO applications will now be accepted for personal name UK and Expat landlords

Criteria changes

  • The ICR minimum requirement for Limited Company landlords will reduce from 145% to 125%!!!
  • Owner Occupier affordability stress rate will be changing following FCA clarification and making affordability better, the new calculator will go live on the website on the 31st July
  • Interest Only applications can now be assessed against an interest-only payment for affordability purposes on all cases, “no more must be a 10 year term to fit affordability”!!!
  • The maximum LTV on HMO and MUFB properties will be increasing to 75% and our HMO products will also be available to personal name landlords as well as expats.

Some great changes happening there and should hopefully mean more Yes’s!!

Rate Changes

I have highlighted the main points below, but a few small rate tweaks but the introduction of a few new products, some on general sale but also semi exclusive too.

OO Repayment

  • 2 year fix down 5bps
  • No change to 5 year fixed Core
  • 5 Year JBSP and Family Mortgage down by 10bps

OO Interest-Only

  • No change to pricing
  • Withdrawal of 2 year fix high-loan variants for semi-exclusive new business.

Buy to Let

  • UK Landlord down 5bps
  • Limited Co. down 5bps
  • Introduction of Limited Co. semi-exclusive 5 year fixed for 75% LTV. Includes a £500 remortgage cashback.
  • Expat 2 year fix down 5bps, 5 year no change
  • Introduction of 2 and 5-year fixed HMO products for personal UK Landlords and Expat landlords with HMO maximum LTV increasing to 75%
