At Family Building Society, we understand that lending to borrowers with complex income streams isn’t always straightforward. That’s why we manually underwrite every case, allowing us to assess each application individually and provide flexibility for your clients’ needs.
Our key lending areas:
Lending in and into retirement
- We can lend up to age 95 and will consider earned income up to age 75, and other income including fixed pensions, pension pots, investments, stocks and shares and rental income
- By looking at income on a case-by-case basis, we’re able to consider complicated applications, such as using net profit evidenced on an SA302 or up to 90% of the value of a SIPP (if the mortgage term is 10 years or more).
Buy to Let (Standard, Expat and Limited Company)
- No limit to the number of properties in a SPV, no minimum income and no stress test on background properties held
- We’ve expanded the availability of our HMO offering, which is now open to all intermediaries for purchase and remortgage applications. Our HMO products are available for up to four bedrooms and a maximum of six tenants (only available for Limited Company SPVs).
Family-assisted lending

- Our award-winning 95% LTV Family Mortgage
- Joint Borrower Sole Proprietor (JBSP) – up to four incomes can be used for affordability. This can include parents, grandparents, siblings, aunts and uncles.
- Our JBSP arrangement can be reversed, with adult children able to support their parents with affordability allowing them to stay in their home for longer
Self-employed
- We’ll lend to sole traders and partnerships
- Unusual trading years and 2 years’ trading considered.
Expat lending
- Applications accepted from expats in over 40 countries, and a further 9 countries eligible through our packager partners, subject to stricter requirements.
