We are excited to announce that we are launching a new valuation service for second charge applications, to help reduce the time to completion for a significant number of borrowers.
With immediate effect, all of our broker partners will be able to select a desktop valuation as an alternative to both drive by’s and full valuations or where a case does not meet AVM criteria.
This service will be available for gross loan sizes up to £100,000 up to 65% LTV for residential second charges for properties valued up to £1m. Desktops are available where a product is selected from our Apex 0, Apex 1, or Apex 2 product range.
Benefits Of This Service
- The valuation will be returned within a maximum of 48 hours of the instruction being placed. This will provide a highly responsive service designed to significantly reduce completion times.
- Desktop valuations offer an alternative to both drive by’s and full valuations where the application does not qualify for an AVM.
- Offers a “no valuation” option for a significant number of cases up to 65% LTV.
- Removes delays associated with full valuations, particularly where postcode coverage is an issue.
- Available in England, Wales, and Scotland
Property Exclusions
- Excludes new build properties under 10 years old.
- Flats of 4 storeys or more.
- Properties of non-traditional construction.
- Large or bespoke/individual-style properties.
- Where extensive refurbishment works are in the process of being carried out

This service is available exclusively through Appraisers UK Ltd, Desktop valuations can be instructed via Quest. The desktop fee scale is provided below:
