What Are the Acceptable Exit Strategies for Bridging Loans?

When placing a bridging loan, a clear and realistic exit strategy can make all the difference to getting the deal across the line.

At Mercantile Trust, we take a common-sense approach — and we’re happy to work with you on more complex cases, provided the exit strategy plan.

We typically accept the following strategies:

  •  Sale of the property (post-refurb or development)
  • Refinance to a long-term BTL or commercial mortgage
  •  Sale of another asset (e.g. unencumbered property)
  • Inheritance or confirmed windfall
  •  Business/investment income – if evidenced and viable

We assess each case manually — no rigid tick-box underwriting — and we’re happy to review deals with unique or time-sensitive exit plans, as long as there’s solid evidence to support them.
