Pepper Money launches a number of Buy2Let criteria enhancements

Last week we made some pretty game changing improvements to our BTL lending criteria. We’ve added the following to our offering, effective right now! –

  • 100% of the applicant’s income can be derived from their BTL portfolio (for “professional” Landlords with 11+ BTL’s)
  • Minimum income requirement reduced to £15k* for Landlords with less than 11 BTL’s & £25k minimum for first time landlords – applies to both standard and for Ltd Co applications.
  • Gifted deposits now accepted
  • Inter – company loans accepted
  • Max individual loan with Pepper Money increased to £2m
  • Max aggregate debt with Pepper Money increased to £4m
  • Removal of the “maximum of 3 BTL’s with Pepper Money” rule
  • Incorporation of personally owned BTL’s accepted
  • No “financials” required for SPV’s less than 12 months old
  • Even more improvements coming soon…

  • Market leading Ltd Edition BTL 5-year fixed deal – 3.13% to 75% LTV calculated at 125%/140% @ pay rate for Ltd Co/standard BTL cases respectively

What can we do that other BTL lenders can’t? – here’s 4 pretty unique USP’s of our BTL criteria –

  • Unlike many lenders we don’t stress the background portfolio based on a minimum % rental coverage level or any present ICR
  • We don’t set a maximum LTV % gearing or total debt limit on the background portfolio
  • We apply the same rental calculations, irrespective of your customers personal tax status
  • We always use the MARKET RENT figure as advised by the valuer to calculate maximum borrowing – even if the current tenant is paying less
